Seepage is one of the most dreaded and frustrating, yet common problems people face in their homes.
It's not that seepage only occurs in homes. Although less likely, it may very well be a reality in independent homes, especially those developed by Architects or Builders. As the quality of construction by developers continues to deteriorate, the likelihood of seepage increases.
Finding the actual cause of seepage could be a frustrating experience, but symptoms could be a good indicator.
The most common causes of seepage along with symptoms and solutions are:
1) Cause: water seepage through floor tiles in bathrooms/kitchen of the floor/apartment above you.
Symptom: Such seepage starts at the top of the wall or roof near the bathroom and can quickly spread through the wall. This can happen more often when your neighbor takes a bath or cleans their floor.
Solution: this can be fixed quickly. The floor tiles in the apartment/ceiling above you need to be properly grouted with mastic and then allowed to dry for at least 12 hours. It is better to use a silicone adhesive before applying the putty to get almost 100% results.
2) Cause: water seepage due toa leaking water pipe in your apartment or in the apartment above/next to you.
Symptom: This seepage spreads quickly and in most cases results in clearly visible water droplets. The valve to a particular bathroom or kitchen can be closed for a few hours to determine if a water pipe leak is the real problem.
The solution: Unfortunately, this can take a long time. The plumber needs to know how the water pipes are connected, and the walls need to be broken up and loose connections in the pipes repaired. Epoxy Adhesives can be used to prevent frequently recurring problems.
3) Cause: water seepage through leaking drain pipes.
Symptom: The water leaks from the side of the wall where the drain pipes are located.
Solution: The false ceiling must be opened and the leakage must be repaired. If the leak is in a location in the drain pipe that is not visible through the false ceiling, this can be a longer process. In such cases, the drainage of the neighboring apartment is interrupted and reconnected only after the repair work is completed. Here, too, epoxy adhesives can be useful.
4) Cause: seepage of water through rain due to poor plaster in the exterior wall or attic.
Symptom: Seepage on the exterior wall/broken wall plaster and water not draining on the roof is an indicator.
Solution: Unfortunately,a permanent solution cannot be achieved until the rain subsides. However, the solution is simple and consists of plastering and filling the walls.
If you repaint the house/apartment on your own, you can choose some new damp-proof solutions that can delay the seepage moisture on the walls.
